Property restoration in Salvecchio Street, Bergamo

The project relates to the renewal of the building in Salvecchio Street, inside the historical walls of Bergamo city and crossing Colleoni Street, the heart of “città alta” (upper city).

The facades and the covering are protected by Art. 136 Landscape Goods (ex art. 1 law 1479/1939).

The building with 4 floors over ground, one basement and one attic, houses two different functions: basement, ground floor and first floor are commercial, while the remaining floors are residential.

The activities performed were:

• restoration and fixing of the facades
• substitution of the roof and realization of new skylights
• substitution of the existing windows and doors with new thermal ones
• positioning of new windows and doors for closing the stairwells
• realization of the elevator shaft
• substitution of the window shutters

The facade in front of Colleoni Steet was for a long time exposed to bad weather and this generated a detachment of the plaster in several points. For this it was necessary to remove it and to realize a new plaster in natural material, as well as the preventive removal of the shutters only hold up by bad hinges.

On the mezzanine floor was changed the geometry without variation of the gross floor area and it was realized a new ventilated roof package.

The internal restoration works involved the realization of an elevator shaft which does not alter the building’s shape, the different internal distribution of the apartments on the upper floors, the modifications and integrations to the electrical and hydro-sanitary equipment conform to law and the realignment of the existing wooden slabs and following strengthening and stiffening.
