Description

The project is setting up in an area of about 19,000 sqm and is part of the urban development of Djibuti City, on the new sea front line in Rue Venice. The new project fits with this type of context and proposes a building markedly “vertical and visible”, with varying levels of flat covered with garden roofs.

A green belt surrounds the entire building and is expanded in the front enveloping the parking area and forming a green courtyard compared to the building seen from the main entrance gate.

From a compositional point of view, the project is structured in three main volumes:

The elliptical volume of the base, where it is located the shopping centre, the circular volume of the south tower, that houses the apartments, and the elliptical volume of the north tower, that houses the hotel.

The facades are for most stained glass, for maximum visual permeability between inside and outside.

The interior spaces of the project are characterized by the strong presence of natural light through glass facades.

The interior “public” spaces are large, open or enclosed by glass walls that bring in visual communication and in relation to internal and external spaces, creating a strong suggestion in the users that visit them and making them highly spatially representative.

The key points on which it is based the structural design choices are:

  • highest quality, safety and durability of the elements
  • minimization of vertical and horizontal loads
  • adequate resistance to horizontal actions
  • solution to the poor quality of the land of the building
  • quick assembly
